Factory Built vs Site Built
As you begin to look into factory-built homes, you’ll hear many terms and descriptions that might be difficult to sort through. At Skyline, we create a wide range of factory-built homes, including manufactured homes and modular homes. What does all that mean?
What's the difference?

Pro - Factory Built
Improved Build Process
With factory built homes, after the framework construction is done, the interior finish, countertops, cabinetry, carpet and another final finish work is completed. Factory-built homes are also transported to the site and quickly assembled, ensuring an efficient and effective process.
Pro - Factory Built
Climate Control
All assembly is done under climate-controlled conditions. None of the building materials are exposed to the weather before or during construction. Building materials are also stored indoors, resulting in their integrity and reliability being protected.
Pro - Factory Built
Efficient and On-Schedule
Factory construction is more efficient because site work and construction of your home can happen at the same time. And because all materials are on hand, there are no delays in material delivery. And weather-related delays are virtually non-existent.
Con - Site Built
Inefficient and Less Effective
A site-built home is one where all the components, right down to the lumber and fasteners are brought to the outdoor location and assembled in the outdoors, piece-by-piece, and exposed to the risk of delays while relying on good weather and various trades maintaining schedule.
Con - Site Built
Weather Exposure
In the construction of site-built homes, materials are exposed the elements, damage, or theft when stored on-site. Until the home is fully sealed, exposure to outdoor conditions causes wear on the materials and can increase the potential of problems in the future.
Con - Site Built
Higher Probability for Delays
Everyone who has experienced construction of a site-built home will tell you: "expect delays." The reality is, when you are building on-site it's much more challenging to stay on-schedule with material delivery and overall progress. This leads to wasted time and money.
